Allowing filters and coils to get dirty puts a strain on the system and can reduce its efficiency, as well as put occupants at risk from airborne irritants and pollutants that would usually be filtered out by the system.

    Leaking water – Clogged drain lines and general neglect can lead to leakages from air conditioning equipment. This can be very dangerous, as it can damage the units, as well as your property.

    Unusual noises – noisy a/c systems are a clear sign that regular servicing has been lacking. From clogged debris to loose parts, there are all sorts of issues that can cause the likes of clicking, banging and screeching.

    The Energy Performance of Buildings (England and Wales) Regulations 2012 (https://www.legislation.gov.uk/uksi/2012/3118/contents/made) require that all air conditioning systems with an effective rated output of over 12kW must be inspected at least every five years. The inspection will highlight any areas for operational improvement, or any recommendations to replace older, less energy efficient systems.

    Those responsible for the operation of the air conditioning system hold a statutory obligation and duty of care to the running and maintenance of the system. Inspection, maintenance and cleaning programmes are required to ensure the system can provide healthy and comfortable environments for building occupants, limiting the escape of refrigerant gases and ensuring equipment safety.

     

    The F-gas Regulation (https://www.gov.uk/government/collections/fluorinated-gas-f-gas- guidance-for-users-producers-and-traders) further sets out provisions for the reduction of use of hydrofluorocarbons (HFCs), which are often used as the refrigerant in air conditioning systems. The Regulation also sets out obligations regarding keeping emissions to a minimum, which include maintenance, regular leak checking and repairs by F-gas qualified engineers.

    As part of the air conditioning maintenance, Barnet Climate Control will undertake a number of tests to check the overall performance of the system, and give it a good clean.

    Tests include a check of the electrical wiring; inspecting and cleaning the motors; checking and cleaning the condenser coil; adjusting any belts and pulleys that may have become loose; ensuring there are no blockages within the drains, and checking for F-gas leaks, as well as cleaning or replacing filters as necessary.
